Necessary Documents for Foreigners to Purchase Real Estate in Japan

BLOG

Purchasing real estate in Japan is an attractive investment and lifestyle choice for many foreigners. However, the process requires specific documents, and proper preparation is crucial. This article explains the documents required for foreigners to purchase real estate in Japan.

The main documents needed for real estate purchase are as follows:

1. Certificate of Residence for Foreigners (for overseas residents, a resident registration certificate or affidavit from their home country or country of residence)

2. Residence Card (for overseas residents, a passport)

3. Seal Registration Certificate (if not available, an affidavit from their home country or country of residence)

4. Seal (if not available, not required)

1. Certificate of Residence for Foreigners

A "Certificate of Residence for Foreigners" can be obtained from the local municipal office of your place of residence. If you do not have a residence status in Japan, a resident registration certificate or a notarized affidavit issued by your home country or country of residence will be required instead.

2. Residence Card (for overseas residents, a passport)

The "Residence Card" is an identification card that proves your legal stay in Japan. If you do not have a residence status, your passport will be used as identification.

3. Seal Registration Certificate (if not available, an affidavit from your home country or country of residence)

The "Seal Registration Certificate" is a certificate of a registered seal at the municipal office. If you do not have one, an affidavit or other official document from your home country can be used instead.

4. Seal (if not available, not required)

In Japan, it is customary to use a registered seal (jitsuin) at the municipal office to stamp contracts for important transactions. However, not having a registered seal does not invalidate a contract. Foreigners without a registered seal can prepare an affidavit notarized by a notary public in their home country, allowing them to sign contracts validly.

When applying for a mortgage, in addition to these documents, you will need to provide details about your employer, the amount of other loans, and your repayment plan. To ensure a smooth process, it is important to organize this information in advance and prepare the necessary documents.

For details on procedures and additional documents, consult with real estate companies, judicial scriveners, or financial institutions.
