Restoration of the original condition of a rental property in Japan means returning the rental property to the condition it was in before the tenant moved in when the tenant vacates the property. This is an obligation under the contract and means repairing any damage or changes that occurred during the tenant's occupancy. And the Japanese will check far more details than you might imagine as to whether restoration is required.

Restoration of wallpaper and paint: If the paint or wallpaper on the walls or ceilings is damaged, it must be restored to its original condition. Damaged wallpaper will be replaced and paint will be repaired. Cigarette stains must also be repaired at the tenant's expense, and the tenant may also be responsible for the cost of deodorizing to eliminate cigarette and pet odors.
Floor Repair: If there are scratches or holes in the floor, these will be repaired and, if necessary, the flooring or carpeting will be replaced. In some cases, the tenant will be responsible for repairing even small scratches, such as those caused by moving furniture.
Repair facilities: If kitchen or bathroom facilities are damaged, they will need to be repaired or replaced. Leaks and drainage problems will also be repaired.
Cleaning: The entire rental property is cleaned and restored to its pre-move-in condition. This includes cleaning floors, wiping down windows and doors, and cleaning kitchens and bathrooms.
Restoration and Replacement Costs: The cost of these restoration and replacement tasks is usually deducted from the security deposit that the tenant deposits with the landlord when moving in.
However, there are cases where the restoration costs are higher than the security deposit. In such cases, you will have to pay additional restoration costs that are not enough when you move out. To avoid such a situation, you must use the rented property neatly and without scratches!
It is also very important to check the rented room for scratches and stains when you move in! Of course, scratches and stains that were already there when you moved in are not subject to restoration! However, if you inadvertently forget to check, you may be required by the landlord to restore the room to its original condition, even though the scratches were not caused by you, so please be careful!
